how I work
My work adapts to each project and its stage.
In practice, this may include:
Helping clients search and evaluate properties — understanding not only their price, but also their constraints and long-term potential.
Coordinating architects, engineers and local professionals so ideas remain realistic and feasible.
Being present during construction, ensuring that decisions remain consistent with the client’s initial intention.
Clients may choose one phase. Or several. Or the full journey from search to completion.
Before we begin, we align on scope, priorities, timeline and budget — ensuring a transparent and well-defined process from the start.
My fees are organised by phase and reflect the level of coordination and involvement required.
What matters is that the process feels clear, coherent and carefully guided.
PHASE 1
Property search & Due diligence
If we are searching for a property, we evaluate it thoroughly — not only aesthetically, but technically and administratively, together with trusted local professionals.
Scope typically includes:
- Identification and screening of suitable properties
- Preliminary planning and development potential assessment
- Review of legal and planning documentation
- Liaison with real estate agents, lawyers, and technical consultants
- Identification of key risks, constraints, and opportunities
- Coordination of technical and planning due diligence
- Site visits and property evaluation
- Client reporting and recommendations prior to acquisition
Fees vary depending on the complexity of the property, ranging from straightforward assets with complete documentation to development opportunities, ruins, or properties requiring more in-depth investigation and due diligence prior to acquisition.
PHASE 2
Design & Permit Management
If we move into design and permits, I ensure alignment between the vision, architects and technical teams, while navigating administrative and structural requirements. I can also contribute creative direction and spatial ideas throughout the process.
Scope typically includes:
- Coordination of architects and consultants
- Design development oversight
- Planning and permit application management
- Liaison with local authorities
- Client reporting and project coordination
- Monitoring of key project milestones through permit approval
Fees are structured according to project complexity and the level of creative, technical, and coordination involvement required ; existing villa renovation, ruin redevelopment project, or new build villa (land and permit management).
PHASE 3
Construction Follow-up & Coordination
During construction, I remain the main local contact — monitoring progress, facilitating discussions, proposing solutions, and providing regular updates.
Scope typically includes:
- Site visits and progress monitoring
- Coordination with contractors and consultants
- Review of project milestones and construction progress
- Identifying issues that require special attention and tracking their resolution
- Client reporting with photos and progress updates
- Monitoring of timelines and key deliverables
- Assistance with decision-making during construction
- Liaison between client, contractor, and design team
Fees are offered on a monthly basis and adjusted according to the level of site involvement required:
- Project duration
- Contractor performance and responsiveness
- Frequency of site visits required
- Level of client support and reporting requested
- One site visit per month, progress review and reporting.
- Regular site monitoring, coordination and reporting.
- Active project oversight for absentee owners, including frequent coordination and detailed reporting.
The quality of partnership matters more to me than the quantity of projects.
